All of Spain in one brief
Search all of Spain with one brief and bring the committee a shortlist
Claro by Casafari searches commercial premises for rent and for sale across Spain. Name a city, a province, several places, or none to search the whole country. The same criteria and the same verdicts apply everywhere. The premises Claro holds are refreshed nightly, with duplicates merged and withdrawn units removed, so one brief covers a whole opening plan.
You write
Fashion store anywhere in Spain, street level, 150–300 m², frontage at least 8 m, shop window, at least 20,000 people a day walking past
Claro reads
- Shop / retail
- Rent or buy
- 150–300 m²
- Street level
- Frontage ≥ 8 m
- Shop window
- Suited to: fashion store
- ≥ 20,000 people a day walking past
Claro answers Example
- Frontage ≥ 8 m MetListing: “fachada de 9 metros”

Refine the brief to the provinces of the next phase, request access to see every result, compare five side by side and mark a shortlist for the committee.
Use this briefName a place, or don't
Claro reads the search area from the brief itself. Write a city, a province or a district within a city, list several at once, or name no place and Claro searches the whole of Spain.
The brief also sets rent, sale or either. In the example above, the brief names no place and no tenure, so the chips Claro reads are "All of Spain" and "Rent or buy".
The places Claro read appear as chips before any result, so the search area of each phase of the plan is visible and can be corrected in words.
- A city: "Fashion store in Bilbao, street level, 150–300 m²"
- A province: "anywhere in the province of Málaga"
- Districts within a city: "in Chamberí or Retiro, Madrid"
- Several places at once: "Valencia, Alicante or Murcia"
- The whole country: "anywhere in Spain", or no place at all
The same verdicts in every city
Claro checks each criterion the same way in Seville as in Barcelona. Facts such as street level, frontage or shop window come from the listing's own words. Footfall and residents come from measured location data from a Casafari group company, shown where available.
Every criterion is met, not met or not stated. Not stated means the listing does not say; Claro never assumes a yes or a no. For recently added premises, location figures fill in over the following days.
In the example above (example verdicts, not a real premises), a 118 m² unit is marked not met for 150–300 m², and a listing that never mentions a shop window is marked not stated. Each premises links to the agency's own listing, so any verdict can be checked at the source. The methodology page explains how Claro counts and verifies premises.
- Listing facts: street level, frontage, shop window, corner unit, ceiling height, open plan, step-free access, loading access, licence, traspaso (transfer of an existing business and its lease)
- Location figures: people a day walking past, residents within a 10-minute walk or drive, age share, high-income share, spending power
- Competitor distance: 1–1,000 m, straight line, in nine segments including fashion, e.g. "no fashion store within 200 m"
- Phrases the listing must contain, written in any language
From results to the committee
With access, every premises comes with a dossier: the verdict per criterion with its quoted evidence, footfall and catchment figures, what is nearby, and a link to the agency's own listing.
Claro compares up to five premises side by side, even when they sit in different cities of the plan. Mark each one shortlist, maybe or no, and the expansion committee sees the same criteria applied to every candidate.
- Dossier per premises: verdicts, quoted evidence, location figures, places nearby
- Compare up to five premises side by side
- Mark each premises shortlist, maybe or no
- Every premises links to the agency's own listing page
Keep the plan running
Claro adds new listings every night, merges duplicate listings of the same unit and removes withdrawn premises. Run the brief again as each phase opens, and premises that have come to market since appear with the same verdicts.
Refine the brief per phase in plain words: narrow it to the next provinces, raise the footfall threshold or tighten the size range. Dated counts by city are on the page commercial premises on the market in Spain, October 2026.
With access, the same search runs through a REST API and an MCP server, with the tools search_premises, refine_search, get_premises, compare_premises and explain_location, so an opening plan can feed an internal pipeline or an AI assistant.
Your network and your local tipo, at national scale
With access, add "not within 500 m of our own stores" and Claro checks every result against your store list, uploaded through the API and private to your account. On the free search that criterion shows as locked. See keep the next opening away from your own stores.
A franchise network can upload the local tipo (the standard premises spec) it already has and run it across every province in the plan: run your franchise local tipo against the market. To write a brief from scratch, see how to write an expansion brief, and for other jobs, all use cases.
Questions
Can Claro search the whole of Spain at once?
Yes. Claro by Casafari searches the whole of Spain when a brief names no place, or the cities and provinces it lists when it names several. The same criteria and the same verdicts, met, not met or not stated with evidence, apply in every city, so results from Seville and Bilbao can be compared directly.
Can I name several cities or a province?
Yes. Write the places into the brief as you would to a broker: several cities ("Valencia, Alicante or Murcia"), a province ("the province of Málaga") or districts within a city ("Chamberí or Retiro, Madrid"). Claro shows the places it read as chips, so you can see and correct the search area before reading the results.
How often do new premises appear?
Every night. Claro adds new listings nightly and refreshes the premises it holds: duplicate listings of the same unit are merged into one record and withdrawn premises are removed. Running the same brief again shows what has come to market since, with the same verdicts. Location figures for new premises fill in over the following days.
Does Claro cover every premises on the market in Spain?
Claro checks the commercial premises on the market that it holds, from agencies' listings across Spain, refreshed nightly, with duplicates merged and withdrawn units removed. Dated counts by city are published monthly, and the methodology page explains how premises are counted and how each fact is kept with the sentence it came from.
Does the free search show every result?
No. The one free search, with no sign-up, shows the exact counts and up to six matching premises, each with its verdicts and evidence. Every result, more searches, dossiers and comparison of up to five premises need access, which you request with a short form that the Casafari team reviews.
How do I present the shortlist to the committee?
Use the dossier and the comparison. With access, each premises has a dossier with a verdict per criterion, its quoted evidence, footfall and catchment figures, what is nearby and a link to the agency's listing. Compare up to five premises side by side and mark each one shortlist, maybe or no before the committee meets.
