As of 11 October 2026, Claro counted 231,002 active commercial listings across Spain. In the 15 cities in this report, with each premises counted once, Madrid had 13,479 and Barcelona 12,979, followed by Valencia (3,892) and Bilbao (3,080). The figures below give retail, rent, sale, offices and warehouses for each city.

What this report counts
This report measures the oferta de locales (listed supply of commercial premises) in agencies' listings that Claro holds. All figures were read from Claro on 11 October 2026.
It gives counts only. It does not report prices, rents or €/m², and it says nothing about demand or vacancy.
- City figures count premises, each counted once: the same unit listed by more than one agency counts once.
- The Spain-wide figure counts active listings, not merged, so it is reported as listings, never as premises: 231,002 listings of all types, including 159,473 retail, 34,092 offices and 32,856 warehouses (naves), as of 11 October 2026.
- Rent (en alquiler) and sale (en venta) overlap: some premises are offered both ways, so rent plus sale exceeds the retail figure. Do not add them to get a total.
- 'All types' covers every commercial premises in the city; retail, offices (oficinas) and warehouses are shown separately, and other types are not broken out.

Key findings
Each finding below is computed from the city counts as of 11 October 2026. This is the first edition, so there is no comparison with earlier months and no trend.
- Madrid (13,479) and Barcelona (12,979) had the most premises of all types; Valencia was third with 3,892.
- For retail alone, Barcelona (7,291) had more premises than Madrid (7,059).
- Retail's share of each city's total was highest in Ourense (87.1%) and León (80.3%), and lowest in Sevilla (51.8%), Madrid (52.4%) and Barcelona (56.2%).
- Offices made up 39.9% of Madrid's total (5,373) and 40.3% of Barcelona's (5,230); in no other city in the report did they exceed 35%.
- Madrid had the most warehouses (839), followed by Sevilla (304) and Murcia (299).
- Retail for sale exceeded retail for rent in 11 of the 15 cities. The gap was widest in Bilbao (1,639 for sale, 772 for rent, about 2.1 to 1) and Alicante (1,359 and 652, about 2.1 to 1), then Murcia (about 1.6 to 1), Valladolid (1.5 to 1), León and Logroño (each about 1.4 to 1).
- Retail for rent exceeded retail for sale in four cities: Barcelona (4,843 and 4,564), Sevilla (855 and 681), Ourense (1,365 and 1,128) and Zaragoza (1,021 and 993).
How to use these counts in an expansion plan
Supply is not demand. A count tells you how many premises are listed in a city on one date, which helps size the choice available before you build a shortlist for your plan de aperturas (opening plan). It does not tell you how fast premises let, what they cost or whether a city suits your format.
The useful number is how many premises meet your criteria, not how many exist. Write one brief, following the expansion brief template, and run it city by city in Claro. Claro searches commercial premises across Spain by city or province, and checks each premises against every criterion: met, not met or not stated, with the evidence from the listing. Method and limits
These counts come from listings that agencies publish. They are not a census of every commercial premises. Municipal censuses count all establishments, whether on the market or not: Madrid publishes the Censo de Locales y Actividades and Barcelona the Cens de locals en planta baixa (census of ground-floor premises). The two measures answer different questions and should not be compared directly.
Listings appear and leave every day, and Claro adds new premises every night. This report is a snapshot of one date, 11 October 2026. How Claro merges duplicate listings into one record per premises is set out in the methodology.

As of 11 October 2026, Claro counted 13,479 commercial premises of all types on the market in Madrid, each counted once. Of these, 7,059 were retail: 3,902 offered for rent and 4,235 for sale. Some premises are offered both ways, so rent and sale together exceed the retail figure.
Which Spanish city has the most retail premises for rent?
Barcelona, with 4,843 retail premises for rent as of 11 October 2026, each counted once. Madrid followed with 3,902 and Valencia with 1,757. In Barcelona, retail for rent exceeded retail for sale (4,564); in Madrid the reverse held, with 4,235 for sale. These are counts of listed supply, not demand.
Why don't rent and sale add up to the total?
Because some premises are offered both for rent and for sale. Such a premises appears in both the rent and the sale count, but only once in the retail figure. In Madrid on 11 October 2026, for example, 3,902 for rent and 4,235 for sale sit within 7,059 retail premises.
Why is the Spain figure 'listings' and the cities 'premises'?
City searches merge the same unit listed by several agencies into one premises. The Spain-wide figure of 231,002 active listings, as of 11 October 2026, has no such merge, so one premises can appear more than once. That is why it is reported as listings, never as premises, and is not comparable with city counts.
How often is this report updated?
Monthly, as a dated series. Each edition is read from Claro on one date and stays published as it was; this one reflects 11 October 2026. Claro itself refreshes nightly and adds new premises every night, so a live search on another day can return different counts from those in this report.
