How many commercial premises are on the market in Zaragoza?

As of 15 October 2026, Casafari's property graph for Zaragoza included 1,806 retail premises (shops and retail units), each counted once: 1,022 for rent and 989 for sale, as some are offered both ways. Across all types (retail premises, offices, warehouses, industrial units and others), Claro counted 2,401 premises, for rent or for sale. The breakdown by type and tenure is below.

Warehouses carry more weight here than in most Spanish cities: 140 for rent and 140 for sale, against 1,022 retail units for rent. That reflects Zaragoza's role as a logistics hub, with the PLAZA logistics platform and the Malpica, Cogullada and Empresarium industrial estates inside the municipality.

Method: every agency's listing of the same unit is merged into one property in Casafari's property graph, refreshed nightly, and withdrawn premises are removed. The total of 2,401 counts each premises once. The rows below overlap, so they add up to more than 2,401. Our methodology guide explains how the counts are built.

Scope: these are properties published by agencies and read by Claro, not the city's full stock of premises. For the licences granted to premises, the Ayuntamiento de Zaragoza publishes 'Licencias urbanísticas de locales' as open data, with resolutions since 2003 updated monthly, on its open data portal.

  • Shops and retail premises (locales comerciales): 1,022 for rent, 989 for sale (15 October 2026)
  • Offices (oficinas): 217 for rent, 72 for sale (15 October 2026)
  • Warehouses (naves): 140 for rent, 140 for sale (15 October 2026)
  • Industrial units: 12 for rent, 4 for sale (15 October 2026)
  • Hotels: 0 for rent, 1 for sale (15 October 2026)
  • Other commercial properties: 19 for rent, 26 for sale (15 October 2026)
  • Total premises, all types, each counted once: 2,401 (15 October 2026)

What agencies say about Zaragoza properties, and what they leave out

The features an expansion brief hinges on are often the ones agencies do not mention. Claro reads everything agencies say about each property and gives a verdict on every criterion: met, not met or not stated. 'Not stated' means the agencies are silent. It is a question for the agent, not a no.

Agencies in Zaragoza rarely mention a food-service licence: 66 of the retail premises for rent stated one on 15 October 2026, and 945 were silent. For a restaurant or bar brief, expect 'not stated' on that criterion and ask the agent.

Below are the figures for retail premises for rent in Zaragoza as of 15 October 2026. Each line comes from a single search and shows in how many matching properties the feature is stated and in how many it is not stated.

Footfall works differently: it is measured, not read from what agencies write. A brief asking for a footfall index of at least 20,000 within a five-minute walk matched 936 retail premises for rent on 15 October 2026. The figure was available for 892 of them and not stated for 44.

  • Smoke outlet (salida de humos, the extraction duct a kitchen needs): stated for 287 properties, not stated for 699 (15 October 2026)
  • Food-service licence: stated in 66, not stated in 945 (15 October 2026)
  • Street level (a pie de calle): stated in 336, not stated in 682 (15 October 2026)
  • Corner unit (local en esquina): stated in 127, not stated in 895 (15 October 2026)
  • Shop window (escaparate): stated in 284, not stated in 737 (15 October 2026)

Where chains look in Zaragoza: districts and commercial axes

Retail briefs in Zaragoza usually start in Centro, along Paseo de la Independencia, the city's main shopping street, and around Plaza de España, Paseo de Sagasta and Calle Alfonso I. Hospitality briefs often name the Casco Histórico, with El Tubo and the streets around the Mercado Central. Universidad and Romareda (Fernando el Católico, Plaza San Francisco, Gran Vía) and Delicias, the most populous district, are the other main axes. Actur, around GranCasa and the former Expo site, mixes retail and offices.

Neighbourhood retail runs through San José, Las Fuentes, Torrero, Arrabal, La Almozara and Casablanca. Chains following new residents look at Valdespartera, Arcosur, Parque Venecia and Miralbueno. The Ayuntamiento's Plan Local de Equipamiento Comercial (2021) names eleven commercial areas it supports, from Zaragoza Esencial in the Casco Histórico to Delicias and Actur, on zaragoza.es.

Office searches cluster on Paseo de la Independencia, Paseo de la Constitución and Paseo de Sagasta, and in Actur around the World Trade Center. Warehouse searches point to PLAZA, next to the airport and the A-2, and to the Malpica, Cogullada and Empresarium estates. Centrovía (La Muela) and Puerta Norte (Villanueva de Gállego) are in neighbouring municipalities: to include them, search the province of Zaragoza.

  • Name districts, streets or axes in your brief; Claro applies them as location criteria.
  • Add footfall within a five-minute walk to compare streets on the same measure.
  • For a bar or restaurant, check the zonas saturadas (below) before shortlisting a site.

Rules that shape a shop or restaurant in Zaragoza

Several municipal ordinances and one regional law shape most food-service and retail sites in Zaragoza. What follows summarises their scope only. Rules vary by municipality, depend on the exact activity and change over time. This is not legal advice: confirm with the Ayuntamiento's Gerencia de Urbanismo or a licensed technician.

  • Smoke outlet: Ordenanza Municipal de Protección del Medio Ambiente Atmosférico, approved by the Pleno on 13 February 1986 and published in the BOPZ in June 1986. Article 38.3 provides for fumes to leave through extraction hoods, ducts and chimneys, with the chimney outlet at least 1 metre above the roof ridge or any obstacle within 10 metres. It is a general emissions ordinance, not a rule written for hospitality (zaragoza.es). See our smoke outlet guide.
  • Licences: the Ordenanza Municipal de Medios de Intervención en la Actividad Urbanística (MIAU), approved on 5 May 2011 and last amended in 2019, governs licences, comunicación previa and declaración responsable (zaragoza.es). Under Aragón's Ley 11/2014 de Prevención y Protección Ambiental, activities classed as a nuisance or hazard need a licencia ambiental de actividad clasificada and then a licence to start the activity (BOE). Restaurants, cafés and bars also file a tourism declaración responsable. See our food-service licence guide.
  • Zonas saturadas: under the Ordenanza Municipal de Distancias Mínimas y Zonas Saturadas (2010, amended 2015), the Ayuntamiento declares saturated zones where new licences for bars, cafés, pubs, discotheques and restaurants are refused. Zones around Plaza de los Sitios and Plaza San Francisco were added by the Pleno on 23 December 2024 (BOPZ no. 11, 15 January 2025), alongside zones declared earlier (zaragoza.es).
  • Noise: the Ordenanza para la protección contra Ruidos y Vibraciones (2001) sets insulation and other requirements for premises with music (zaragoza.es).
  • Claro reports what agencies state about a smoke outlet or licence. It does not certify that a property complies with any ordinance, and it does not check whether an address lies in a zona saturada.

Across all types, for rent or sale, it held 2,401 premises, each counted once. Every agency's listing of the same unit is merged into one property, refreshed nightly.

Can I find a premises with a smoke outlet in Zaragoza?

Yes. Write 'smoke outlet' (salida de humos) in your brief. On 15 October 2026, 287 retail properties for rent in Zaragoza stated one; in 699 it was not stated. Claro quotes the agency's sentence as evidence and marks silent properties 'not stated', so you know which agents to ask before visiting.

How many properties in Zaragoza state a food-service licence?

Few. On 15 October 2026, 66 retail properties for rent in Zaragoza stated a food-service licence and 945 did not mention it. Claro marks those 'not stated', never 'no', so ask the agent. The licence regime itself depends on the activity; see our food-service licence guide.

Does Claro check Zaragoza's zonas saturadas?

No. Claro reports what agencies state, such as a current licence or the previous use, and the measured location data. It does not check whether an address lies in a zona saturada, where the Ayuntamiento refuses new licences for bars, cafés, pubs and restaurants. Check the declared zones on zaragoza.es before shortlisting a hospitality site.

Does Claro cover warehouses in PLAZA and the industrial estates?

Yes, inside the municipality. On 15 October 2026 Claro counted 140 warehouses for rent and 140 for sale in Zaragoza, plus 12 industrial units for rent and 4 for sale; some are offered both ways. PLAZA, Malpica, Cogullada and Empresarium are in Zaragoza. Centrovía and Puerta Norte are in neighbouring municipalities, so search the province of Zaragoza to include them.

Is Claro a property portal?

No. Claro reads Casafari's property graph, built from agencies' listings, and checks each property against your brief; it does not publish listings of its own. Each premises links only to the agency's own listing page, and private sellers are never named. Where portals filter by price and size, Claro reads everything agencies say about the property and gives a verdict per criterion.
