How many commercial premises are listed in Madrid?

As of 10 October 2026, the agencies' listings Claro holds for Madrid included 8,113 commercial premises (shops and retail premises): 3,879 for rent and 4,234 for sale. Across all types (premises, offices, warehouses, hotels and others), Claro counted 13,437 commercial properties, for rent or for sale. The breakdown by type and tenure is below.

Method: agencies' listings are merged into one record per property, refreshed nightly, and withdrawn properties are removed. The total of 13,437 counts each property once. The rows below overlap, so they add up to more than 13,437. Our methodology guide explains how the counts are built.

Scope: these are properties published by agencies and read by Claro. They are not the city's full stock of premises. For that, the Ayuntamiento de Madrid publishes the Censo de Locales y Actividades as open data on datos.madrid.es. It lists establishments by access type and activity, whether or not they are on the market.

What Madrid listings state, and what they leave out

The features an expansion brief hinges on are often the ones a listing does not mention. Claro reads each listing in full and gives a verdict on every criterion: met, not met or not stated. 'Not stated' means the listing is silent. It is a question for the agent, not a no.

Below are the figures for retail premises for rent in Madrid as of 10 October 2026. Each line comes from a single search and shows in how many matching listings the feature is stated and in how many it is not stated.

Footfall works differently: it is measured, not read from the listing. A brief asking for at least 20,000 people a day within a five-minute walk matched 3,478 retail premises for rent on 10 October 2026. The figure was available for 3,329 of them and not stated for 149.

  • Smoke outlet (salida de humos, the extraction duct a kitchen needs): stated in 1,515 listings, not stated in 2,058 (10 October 2026)
  • Food-service licence (licencia de actividad for food service): stated in 651, not stated in 3,139 (10 October 2026)
  • Street level (a pie de calle): stated in 1,556, not stated in 2,243 (10 October 2026)
  • Corner unit (local en esquina): stated in 373, not stated in 3,504 (10 October 2026)
  • Shop window (escaparate): stated in 757, not stated in 3,110 (10 October 2026)

Where chains look in Madrid: districts and commercial axes

Retail and food-service briefs in Madrid usually name districts or commercial axes (ejes comerciales). These include Centro (Sol, Gran Vía, Fuencarral, Lavapiés) and Salamanca (Serrano, Goya, Ortega y Gasset). Chamberí, Chamartín, Retiro, Arganzuela and Tetuán also feature, as do Usera, Carabanchel and Puente de Vallecas. Office searches cluster along the Castellana and in Méndez Álvaro. Warehouse searches tend to point south and east.

Part of Distrito Centro is a Zona de Protección Acústica Especial (ZPAE), a special acoustic protection zone. The ZPAE limits new hospitality and leisure activities in defined areas. Check the zones and conditions on the Ayuntamiento de Madrid's website (madrid.es) before shortlisting a restaurant or bar site there.

  • Name districts, streets or axes in your brief; Claro applies them as location criteria.
  • Add footfall within a five-minute walk to compare streets on the same measure.
  • For hospitality in Centro, check the ZPAE before committing to a site.

Rules that shape a shop or restaurant in Madrid

Two municipal ordinances shape most food-service and retail sites in Madrid. What follows summarises their scope only. Rules vary by municipality, depend on the exact activity and change over time. This is not legal advice: confirm with the Ayuntamiento de Madrid or a licensed technician.

  • Smoke outlet: Ordenanza 4/2021, de 30 de marzo, de Calidad del Aire y Sostenibilidad (OCAS), Ayuntamiento de Madrid. Article 23 requires non-domestic cooking areas to have an extraction hood connected to a duct that complies with article 12 and Annex I, which provide for evacuation at roof level. Article 24 lists exceptions. See our smoke outlet guide.
  • Licences: Ordenanza 6/2022, de 26 de abril, de Licencias y Declaraciones Responsables Urbanísticas de Madrid, published in the BOCM on 17 May 2022. It governs when an activity needs a licence and when a declaración responsable (a statement filed by the applicant) applies. It also sets the role of the entidades colaboradoras (accredited verification bodies). See our food-service licence guide.
  • Claro reports what a listing says about a smoke outlet or licence. It does not certify that a property complies with either ordinance.
