Most franchise networks already have a local tipo, the standard-premises spec each franchisee receives. Claro by Casafari accepts it as it is. You do not need to retype it or fill in a form.

Claro shows what it read as chips: the cities, rent or sale, the size range, the rent ceiling and each technical requirement. Check the chips before the search runs. If one is wrong or missing, correct it in plain words, for example 'make it 100–180 m²' or 'add Murcia'.

Hard requirements filter, wishes rank

A local tipo usually separates requisitos excluyentes (must-haves) from requisitos valorables (nice-to-haves). Claro keeps the same split.

Hard requirements such as the size range, the rent ceiling, street level (a pie de calle) or a licence for a named activity filter the results. Wishes such as 'bright, on a quiet street' rank the results but never filter a premises out.

Each requirement gets its own verdict: met, not met or not stated, with the listing's own sentence or a measured figure as evidence. For the full list of facts Claro reads in a listing, see facts from the listing itself.

  • From the listing's own words: shop window, frontage, corner unit, ceiling height, smoke outlet (salida de humos), open plan, step-free access, loading access, licence and the activity it names, traspaso (transfer of the lease and business).
  • Phrases the listing must contain.
  • Location figures from a Casafari group company, where available: footfall a day, residents within a 10-minute walk or drive, age share, high-income share, spending power.
  • Competitors within a distance you set, from 1 to 1,000 m: gym, burger, fast food, coffee, bakery, pharmacy, supermarket, fashion, pizza.

What 'not stated' means on a franchise shortlist

'Not stated' means the listing does not say. It is not a no.

In the example above, step-free access is not stated: the listing neither confirms nor rules it out. Claro never assumes missing information.

A franchisee can visit a premises marked not stated with one question ready for the agency, and skip the ones marked not met. The verdicts in this page's walkthrough are examples, not a real premises.

One spec, many franchisees

The same local tipo runs in every city. Name several cities, a province, or no place at all to search the whole of Spain; Claro applies the same criteria and the same verdicts everywhere. An opening plan across all of Spain works from one brief in the same way.

Can I run the same spec in several cities?
