What is Claro?

Claro is Casafari’s AI search for commercial premises. Describe the site you need in plain words, or upload your expansion brief, and Claro checks every premises on the market in Casafari’s property graph against each criterion: met, not met or not stated, with the evidence behind each verdict.

230,000+

commercial properties on the market across Spain, in Casafari’s property graph

Nightly

every fact keeps its source

20+

countries in Casafari’s property graph

Properties, not ads.

Claro searches Casafari’s property graph: every agency’s ad for a unit is merged into one record, with its price history. So each premises counts once, supply is the real number of units, and every fact keeps the agency’s own words.

What a property graph is

One sentence in. Verified premises out.

Seven jobs expansion teams give Claro, each written the way you would brief a broker, each answered with evidence you can check.

Walk into the committee with evidence, not opinion.

Every premises comes with a dossier: a verdict per criterion with its source, footfall and catchment figures, what is nearby, and a link to the agency’s own listing. Compare up to five side by side and mark each one shortlist, maybe or no.

Your agents can search too.

The same search runs through the Claro MCP server and the Claro API, so Claude, ChatGPT, Copilot, Cursor or your own tools can run a brief, read the evidence and feed your site pipeline, with a platform key or OAuth from your account on platform.casafari.com.

Questions, answered

What is Claro?

Claro is Casafari’s AI search for commercial premises. You describe the site you need in plain words or upload your expansion brief, and Claro checks every premises on the market against each criterion, returning ranked premises with a met, not met or not stated verdict and the evidence behind it.

How is Claro different from a property portal?

A portal shows ads, often the same unit several times, filtered by price and size. Claro searches Casafari’s property graph, one record per property, and reads each description in full. It finds facts such as a smoke outlet or licence in the agency’s own words, adds footfall and catchment figures where available, and tells you which premises meet every criterion, with the source for each verdict.

Where does Claro work today?

Claro searches commercial premises for rent or for sale across Spain: name any city or province in your brief, or none to search the whole country. As of 15 October 2026, Casafari’s property graph holds 230,447 commercial properties on the market across Spain, 158,869 of them retail; new ones are added every night. Madrid has 13,498 premises and Barcelona 12,964, each counted once.

Which kinds of premises does Claro cover?

Claro covers shops and retail units, restaurant and café premises, offices, warehouses, industrial units, hotels and other commercial premises, both for rent and for sale. A brief can ask for any of them, and Claro reads each property’s own description to check the details your business needs.

What location data does Claro include?

Where available, premises across Spain show footfall within a five-minute walk (footfall index, weekday versus weekend, by time of day, locals versus commuters versus tourists), residents within a 10-minute walk and drive, age mix, household income, spending power, and the restaurants, cafés, shops, supermarkets and gyms nearby. For recently added premises, these fill in over the following days.

Does Claro guess missing information?

No. Every fact Claro shows comes from the agency’s own words or from measured data, and is shown with its source. If the agency does not mention something, for example a smoke outlet, Claro marks that criterion “not stated” instead of assuming yes or no.

Can I use the expansion brief I already have?

Yes. Upload the brief you already have as a PDF, Word, Excel or PowerPoint file, or a photo of a printed page, in any language. Claro turns it into criteria you can see, searches every premises against them and returns a ranked shortlist with exact counts, verdicts and evidence.

Who is Claro for?

Claro is built for expansion managers, real estate and site-selection managers at multi-site operators such as retail chains, gyms, restaurant and coffee groups, pharmacies, clinics and franchise networks, and for the consultants and agents who search for premises on their behalf.

Can I try Claro for free?

Yes. Anyone can run one free search on this page without signing up: type or upload a brief and see matching premises, exact counts, verdicts with evidence and, where available, the footfall around each one. More searches, every result, dossiers and comparison are in Claro: create a free account, and your first search there is free too. After that, buy credits or choose a plan on your Casafari account.

Can AI agents use Claro?

Yes: Claro has an MCP server and a REST API, so Claude, ChatGPT, Copilot, Cursor and your own agents can run a brief, refine it, open dossiers, compare premises and read location figures, with the same evidence as the app. Agents can also run this page’s free search. See Claro in your assistant and your systems; developers start at the developer reference.

Can I use Claro from ChatGPT, Claude or Copilot?

Yes, with access: add the Claro MCP server to Claude, ChatGPT, Copilot or Cursor with a platform key or OAuth from platform.casafari.com, then ask in plain words, for example for corner units in Valencia with a smoke outlet. Your assistant gets exact counts, a verdict per criterion with the agency’s own words, and footfall and catchment figures where your account includes location data.

Can our site-selection tool or CRM use Claro’s search?

Yes: the Claro API lets your site-selection tool, CRM or BI run a brief on a schedule, page through every match, score each premises with your own model and explain any location, including premises found elsewhere. Every figure comes with its unit and source, and every fact with its quote. Your developers start at the developer reference.

Who can see the brief and the store list I give Claro?

Your briefs, your own store list and the rival brands you name stay in your account; other Claro customers never see them. Location data is a paid entitlement on each account, so figures appear only where yours includes it. Counts are exact, evidence is quoted, and anything the agency does not say is “not stated”, never “no”.

How does Claro help with the expansion committee?

Each premises comes with a dossier: a verdict per criterion with its quoted evidence, footfall and catchment figures, what is nearby, and a link to the agency’s own listing. You can compare up to five premises side by side and mark each one shortlist, maybe or no.

How do I find a commercial premises with a smoke outlet in Madrid?

Describe it in a brief, for example “restaurant in Madrid, ground floor, 120–250 m², smoke outlet”. Claro reads each premises in Madrid, or in any Spanish city you name, and marks the smoke outlet met, not met or not stated, quoting the agency’s own words, so you only visit premises whose description says they have one.

What should an expansion brief include?

A good expansion brief states the city or districts, the size range, the rent or price ceiling, whether it must be at street level, the frontage and shop window, the technical needs of the business such as a smoke outlet, licence or ceiling height, and the footfall and catchment you need around the premises.

What does the footfall index within a five-minute walk mean?

It is an index of pedestrian activity within a five-minute walk of the premises that compares places with each other; it is not a head count. Claro shows it, where available, for premises across Spain, split between weekdays and weekends, by time of day, and between locals, commuters and tourists, so you can compare streets on the same measure.

Is Claro related to the telecom company Claro?

No. Claro by Casafari is an AI search for commercial premises, made by Casafari, the real estate data company. It has no link to the telecom operator Claro. It helps expansion and real estate teams find shops, restaurant premises, gyms and offices that fit their brief, with evidence for each criterion.
