Questions, answered
What is Claro?
Claro is Casafari’s AI search for commercial premises. You describe the site you need in plain words or upload your expansion brief, and Claro checks every premises on the market against each criterion, returning ranked premises with a met, not met or not stated verdict and the evidence behind it.
How is Claro different from a property portal?
Portals filter by price and size; Claro reads the whole listing. It finds facts such as a smoke outlet, ceiling height or licence in the listing’s own words, adds footfall and catchment figures for each address, and tells you which premises meet every criterion, with the source for each verdict.
Where does Claro work today?
As of October 2026, Claro is live in Madrid and Barcelona, with more than 27,000 commercial premises for rent or for sale, refreshed every night. Coverage is rolling out across Spain, where Casafari has measured roughly 232,000 commercial premises on the market. Casafari’s property index covers more than 20 countries.
Which kinds of premises does Claro cover?
Claro covers shops and retail units, restaurant and café premises, offices, warehouses, industrial units, hotels and other commercial premises, both for rent and for sale. A brief can ask for any of them, and Claro reads each premises’ own listing to check the details your business needs.
What location data does Claro include?
Every premises shows footfall within a five-minute walk (people a day, weekday versus weekend, by time of day, locals versus commuters versus tourists), residents within a 10-minute walk and drive, age mix, household income, spending power, and the restaurants, cafés, shops, supermarkets and gyms nearby.
Does Claro guess missing information?
No. Every fact Claro shows comes from the listing’s own words or from measured data, and is shown with its source. If a listing does not mention something, for example a smoke outlet, Claro marks that criterion “not stated” instead of assuming yes or no.
Can I use the expansion brief I already have?
Yes. Upload the brief you already have as a PDF, Word, Excel or PowerPoint file, or a photo of a printed page, in any language. Claro turns it into criteria you can see, searches every premises against them and returns a ranked shortlist with exact counts, verdicts and evidence.
Who is Claro for?
Claro is built for expansion managers, real estate and site-selection managers at multi-site operators such as retail chains, gyms, restaurant and coffee groups, pharmacies, clinics and franchise networks, and for the consultants and agents who search for premises on their behalf.
Can I try Claro for free?
Yes. Anyone can run one free search on this page without signing up: type or upload a brief and see matching premises, exact counts, verdicts with evidence and the footfall around each one. More searches, every result, dossiers and comparison need access, which you request with a short form the Casafari team reviews.
Can AI agents use Claro?
Yes. Claro has a REST API with an OpenAPI description and an MCP server, so AI assistants and internal tools can run the same brief-to-shortlist searches and read the evidence. AI agents can also run this page’s one free search and request access for a person, as described in llms.txt.
How does Claro help with the expansion committee?
Each premises comes with a dossier: a verdict per criterion with its quoted evidence, footfall and catchment figures, what is nearby, and a link to the agency’s own listing. You can compare up to five premises side by side and mark each one shortlist, maybe or no.
How do I find a commercial premises with a smoke outlet in Madrid?
Describe it in a brief, for example “restaurant in Madrid, ground floor, 120–250 m², smoke outlet”. Claro reads each listing in Madrid and Barcelona and marks the smoke outlet met, not met or not stated, quoting the listing’s own words, so you only visit premises that actually say they have one.
What should an expansion brief include?
A good expansion brief states the city or districts, the size range, the rent or price ceiling, whether it must be at street level, the frontage and shop window, the technical needs of the business such as a smoke outlet, licence or ceiling height, and the footfall and catchment you need around the premises.
What does footfall within a five-minute walk mean?
It is the number of people a day who pass within a five-minute walk of the premises. Claro shows it for each premises in Madrid and Barcelona, split between weekdays and weekends, by time of day, and between locals, commuters and tourists, so you can compare streets on the same measure.
Is Claro related to the telecom company Claro?
No. Claro by Casafari is an AI search for commercial premises, made by Casafari, the real estate data company. It has no link to the telecom operator Claro. It helps expansion and real estate teams find shops, restaurant premises, gyms and offices that fit their brief, with evidence for each criterion.
