What Barcelona listings state, and what they leave out

Claro reads the whole listing. When a listing mentions a feature, Claro gives a verdict of met or not met and quotes the sentence. When a listing is silent, the criterion is marked not stated. The premises may still have the feature; the listing simply does not say so.

The list below shows, for retail premises for rent in Barcelona as of 10 October 2026, how many listings state each feature and for how many it is not stated.

On the same date, 1,476 retail listings for rent in Barcelona stated a food-service licence and 2,256 stated street level. In Madrid, 651 retail listings for rent stated a food-service licence and 1,556 stated street level.

Footfall is measured, not read from the listing. As of 10 October 2026, one brief asked for at least 20,000 people a day within a five-minute walk. It returned 4,786 retail premises for rent in Barcelona. For 4,778 of them the figure was available. For 8 it was not, and Claro marked the criterion not stated.

A not stated verdict is a question for the agent, not a no. The footfall guide explains how the measure works.

  • Smoke outlet (salida de humos; in Catalan, sortida de fums): stated in 1,788 listings, not stated in 2,822
  • Food-service licence (licencia de actividad for restaurants and bars): stated in 1,476, not stated in 3,172
  • Street level (a pie de calle; a peu de carrer): stated in 2,256, not stated in 2,517

Where chains look in Barcelona: districts and commercial axes

A brief can name the districts or streets you want. These are the areas and ejes comerciales (commercial axes; eixos comercials in Catalan) that expansion teams commonly include.

Ciutat Vella has a Pla d'usos, the Ajuntament's plan regulating which new activities can open in the district. Claro does not interpret it. Read the official page (ajuntament.barcelona.cat, Pla d'usos de Ciutat Vella) before shortlisting a food-service site there.

Offices cluster in Eixample, in 22@ in Poblenou and along Diagonal. Warehouses are scarce inside the city: 170 for rent and 72 for sale as of 10 October 2026, as most logistics space sits outside the municipality. Claro searches commercial premises across Spain by city or province, with premises outside Madrid and Barcelona added every night; footfall, other location figures and nearby places cover Madrid and Barcelona only for now.

  • Ciutat Vella: Portal de l'Àngel, Portaferrissa, El Born
  • Eixample: Passeig de Gràcia, Rambla de Catalunya, Gran Via
  • Gràcia: Gran de Gràcia
  • Sants-Montjuïc: Carrer de Sants
  • Sant Martí: 22@ and Poblenou, mainly for offices
  • Les Corts and Diagonal
  • Sarrià-Sant Gervasi, Sant Andreu, Horta-Guinardó and Nou Barris: neighbourhood high streets

Rules that shape a shop or restaurant in Barcelona

Barcelona has its own municipal rules for kitchens and activity licences. The rules below are named with their source. Rules vary by municipality and change over time. This is not legal advice.

Confirm the conditions for a specific premises with the Ajuntament de Barcelona or a licensed technician before you sign. Claro reports what the listing states, such as a current licence or a previous use; it does not assess whether an activity can be licensed. Where a listing mentions a licence category, Claro quotes the listing's own words, and the Ajuntament can confirm what that category allows.

  • Smoke outlet: the Ordenança del medi ambient de Barcelona, approved by the Consell Municipal on 25 February 2011 (BOPB 2 May 2011), regulates atmospheric emissions, including kitchen extraction. The extraction duct generally has to reach the roof of the building; check the official text (bcnroc.ajuntament.barcelona.cat) for the exact conditions. See the smoke outlet guide.
  • Activity licences: the Ordenança municipal d'activitats i d'intervenció integral de l'administració ambiental (OMAIIAA) sets three regimes in its annexes: I, authorisation; II, licence; III, comunicació (prior notification). Bars and restaurants are typically processed by comunicació prèvia, filed with a technical project. Full text: cido.diba.cat. See the food-service licence guide.
  • C1, C2 and C3: colloquial names used in Barcelona for categories of licences for bars and restaurants, from bars without a kitchen to restaurants with a full kitchen and smoke extraction. The exact scope depends on the municipal regulation and must be confirmed with the Ajuntament.
  • Procedures: the Ajuntament's online activity procedures (llicències i comunicats d'activitats) are on ajuntament.barcelona.cat. The Generalitat's Canal Empresa explains the FUE (Finestreta Única Empresarial) procedure.
  • Traspaso (traspàs in Catalan): taking over a running business and its fit-out for a premium. Check that the existing licence covers your activity.

Yes. You can write or upload a brief in Catalan, Spanish, English or any other language. No, not as a planning check. Where do the footfall figures for a Barcelona address come from?

They come from measured location data supplied by a Casafari group company. Where the data is available, each premises shows people a day within a five-minute walk, split by weekday and weekend, by time of day, and between residents, workers and tourists. Residents within a 10-minute walk and drive are also shown, in the free search too.
