# How Claro counts and verifies commercial properties (methodology)

> On 10 October 2026, Claro held 8,113 commercial premises (shops and retail premises, for rent or sale) in Madrid, each counted once after merging duplicate agency listings. These sit within 13,437 commercial properties of all types. Barcelona had 9,379 commercial premises within 12,937 commercial properties. The set is refreshed nightly, and withdrawn units are removed. Each fact is kept with the sentence it came from. A silent listing gets the verdict 'not stated'. Location figures come from a Casafari group company.

## What is counted, and from which sources

Claro counts commercial properties in the agencies' listings Claro holds. A commercial property is a shop or retail premises, office, warehouse, industrial unit, hotel or other commercial property that an agency has published for rent or for sale and that Claro has read. On these pages, 'commercial premises' means shops and retail premises only. The all-types totals are 'commercial properties'.

The source is the agencies' own listings. When several agencies list the same unit, their listings are merged into one record, so the property is counted once. Units withdrawn from the market are removed. The whole set is refreshed every night.

Each property links only to the agency's own listing page. Private sellers are never named.

- Counted: properties published for rent or sale by an agency and read by Claro, one record per property.
- Not counted: properties that are not published, and properties withdrawn from the market.
- Not counted twice: the same unit listed by several agencies (duplicates are merged).
- Refresh: nightly, so counts move from one day to the next.

## The counts, dated: Madrid and Barcelona by type and tenure

The figures below are Claro's counts as of 10 October 2026. They cover the agencies' listings Claro holds, after merging duplicate listings and removing withdrawn units. Each pair is for rent / for sale.

Totals as of 10 October 2026: 13,437 commercial properties in Madrid and 12,937 in Barcelona, all types included. Commercial premises in the narrower sense (shops and retail premises) are the first line below. Madrid had 3,879 for rent and 4,234 for sale, 8,113 in all. Barcelona had 4,838 and 4,541, 9,379 in all.

Each total counts each property once. The type and tenure cells are not mutually exclusive: added up across all types, they exceed the total. Read each cell on its own, and do not rebuild the total from the cells.

Figures are republished when they are re-counted. Older figures stay on record with their date, so a citation always points to a dated count. ## Criterion-level counts: shops and retail premises for rent

For shops and retail premises for rent, Claro also publishes two figures for each criterion: how many listings state it and how many are silent on it. Each criterion is counted on its own, as of 10 October 2026.

'Stated' means the listing itself states the criterion. 'Not stated' means the listing does not mention it. Footfall is measured rather than read from listings. For footfall, the split is between premises with a figure of at least 20,000 people a day within a five-minute walk and premises where it is not stated because no figure is available.

Premises whose listing states that a criterion is not met appear in neither column. Each criterion is a separate count: read its two figures on their own. Do not add them to the totals above, and do not express them as a share of those totals. - Smoke outlet (salida de humos, the extraction duct a kitchen needs): Madrid 1,515 stated / 2,058 not stated; Barcelona 1,788 / 2,822.

- Shop window: Madrid 757 stated / 3,110 not stated; Barcelona 1,341 / 3,491.
- Footfall of at least 20,000 people a day within a five-minute walk: Madrid 3,329 with figure / 149 not stated (no figure available); Barcelona 4,778 / 8.

## How facts are extracted and verified

Every criterion in a brief is checked against the listing text. When Claro finds a fact, it stores it with the sentence it came from. That sentence is shown as evidence next to the verdict, so anyone can check it against the agency's listing.

Each criterion gets one of three verdicts: met, not met or not stated. Silence is never converted into yes or no. Claro does not infer a smoke outlet from photos, a licence from the previous tenant, or street level from the price.

Location figures are different. Footfall, residents, age mix, household income, spending power and places nearby are measured, dated and shown with their source. They are not read from listings.

A search returns a matching count split in two. The first part is premises whose listings state every criterion. The second is premises where at least one criterion is not stated. Premises where a criterion is not met are left out of the matching count.

- Met: the listing states the criterion, or the measured figure meets the threshold.
- Not met: the listing states the opposite, or the measured figure falls short.
- Not stated: the listing is silent, or no measured figure is available.
- Evidence: the listing's own sentence, or the measured figure with its source and date.

## Location data provenance

Location figures are supplied by a Casafari group company that specialises in location data. They are shown for premises across Spain where available, the free search included. For recently added premises they fill in over the following days; until then they show as not available.

Each figure discloses the measure, the unit, the date and the catchment definition (área de influencia, the area around the property the figure describes). Vendors, sensors, operators and models are not disclosed.

- Footfall: people a day within a five-minute walk, split weekday versus weekend, by time of day, and by residents, workers and tourists.
- Residents: within a 10-minute walk and within a 10-minute drive.
- Demographics and spending: age mix, household income and spending power.
- Places nearby: restaurants, cafés, shops, supermarkets and gyms.

## How Claro's counts differ from municipal censuses and portal counts

Searches for 'how many commercial premises are there in Madrid' often return municipal census figures or property portal counts. Both are useful, and both measure something different from Claro.

Municipal censuses count establishments that exist, occupied or not, not units on the market. The official references are Madrid City Council's [Censo de Locales y Actividades](https://datos.madrid.es/dataset/200085-0-censo-locales) and Barcelona City Council's [Cens de locals en planta baixa destinats a activitat econòmica](https://opendata-ajuntament.barcelona.cat/data/ca/dataset/cens-locals-planta-baixa-act-economica). Both are published as open data.

Counts on property portals are counts of listings. When several agencies list the same unit, it appears several times. Claro merges those listings and counts the property once.

- Municipal census: establishments that exist, whether or not they are for rent or sale.
- Portal count: listings, including the same unit listed by several agencies.
- Claro count: properties published for rent or sale on a given date, duplicates merged, withdrawn units removed.

## Known limits and how to cite these figures

Claro searches commercial premises across Spain by city or province. A brief that names no place searches the whole country. Premises outside Madrid and Barcelona are added every night. Location figures and nearby places are shown for premises across Spain where available.

A listing can be wrong. Claro reports what the listing states and shows the sentence, so it can be checked with the agency. Counts move daily as properties are published and withdrawn. Not every property has every location figure; the criterion counts show how many have none.

Because they measure different things. Madrid's Censo de Locales y Actividades and Barcelona's Cens de locals en planta baixa count establishments that exist, occupied or not. Claro counts units published for rent or sale by agencies on a given date, with duplicates merged. A unit can appear in a census without being on the market.
