## How many commercial premises are on the market in Málaga?

As of 15 October 2026, Casafari's property graph for the municipality of Málaga included 1,210 retail premises (shops and retail units), each counted once: 689 for rent and 792 for sale, as some are offered both ways. Across all types (retail premises, offices, warehouses, hotels and others), Claro counted 2,027 premises, for rent or for sale. The breakdown by type and tenure is below.

These counts cover the city of Málaga only. Marbella, Torremolinos, Fuengirola and the rest of the Costa del Sol are separate municipalities: name them in your brief, or search the province of Málaga.

Method: every agency's listing of the same unit is merged into one property in [Casafari's property graph](https://expansion.casafari.com/en-ES/property-graph/), refreshed nightly, and withdrawn premises are removed. The total of 2,027 counts each premises once. The rows below overlap, so they add up to more than 2,027. Our [methodology guide](https://expansion.casafari.com/en-ES/methodology/) explains how the counts are built.

Scope: these are properties published by agencies and read by Claro, not the city's full stock of premises. We found no open-data census of premises or establishments for Málaga equivalent to Madrid's; the Ayuntamiento's [open data portal](https://datosabiertos.malaga.eu/dataset?groups=comercio) publishes related datasets, such as terrace plans.

- Shops and retail premises (locales comerciales): 689 for rent, 792 for sale (15 October 2026)
- Offices (oficinas): 416 for rent, 87 for sale (15 October 2026)
- Warehouses (naves): 152 for rent, 116 for sale (15 October 2026)
- Industrial units: 3 for rent, 6 for sale (15 October 2026)
- Hotels: 1 for rent, 22 for sale (15 October 2026)
- Other commercial properties: 25 for rent, 34 for sale (15 October 2026)
- Total premises, all types, each counted once: 2,027 (15 October 2026)

## What agencies say about Málaga properties, and what they leave out

The features an expansion brief hinges on are often the ones agencies do not mention. Claro reads everything agencies say about each property and gives a verdict on every criterion: met, not met or not stated. 'Not stated' means the agencies are silent. It is a question for the agent, not a no.

In Málaga the food-service licence matters more than usual. Inside the city's acoustically saturated zones, including the Centro Histórico, new hospitality openings are not processed, while an existing licence can change hands. Yet only 81 retail premises for rent stated a food-service licence on 15 October 2026, and 600 were silent.

Below are the figures for retail premises for rent in Málaga as of 15 October 2026. Each line comes from a single search and shows in how many matching properties the feature is stated and in how many it is not stated.

Footfall works differently: it is measured, not read from what agencies write. A brief asking for a footfall index of at least 20,000 within a five-minute walk matched 610 retail premises for rent on 15 October 2026. The figure was available for 569 of them and not stated for 41.

- Smoke outlet (salida de humos, the extraction duct a kitchen needs): stated for 262 properties, not stated for 410 (15 October 2026)
- Food-service licence: stated in 81, not stated in 600 (15 October 2026)
- Street level (a pie de calle): stated in 326, not stated in 359 (15 October 2026)
- Corner unit (local en esquina): stated in 87, not stated in 602 (15 October 2026)
- Shop window (escaparate): stated in 150, not stated in 539 (15 October 2026)

## Where chains look in Málaga: districts and commercial axes

Retail and food-service briefs in Málaga usually start in the Centro Histórico: calle Marqués de Larios, calle Nueva, plaza de la Constitución, calle Granada and the Alameda Principal. Nearby, the Soho district between the Alameda and the port, Muelle Uno, the Malagueta and the area around María Zambrano station also draw retail and hospitality.

Neighbourhood retail runs through Huelin and the Carretera de Cádiz district, Cruz de Humilladero, Ciudad Jardín and Teatinos, where the university and new housing bring residents. El Palo and Pedregalejo, by the beach, suit food service. The Ayuntamiento organises the city into eleven districts, from Centro and Este to Teatinos-Universidad and Campanillas.

Office searches cluster in the Centro and the Soho and at Málaga TechPark in Campanillas. Warehouse searches point west, towards the airport: the Guadalhorce, Santa Teresa and Villa Rosa industrial estates. Much of the area's logistics space lies outside the municipality, which keeps the city's warehouse count modest.

- Name districts, streets or axes in your brief; Claro applies them as location criteria.
- Add footfall within a five-minute walk, and its split between residents and tourists, to compare streets on the same measure.
- For a bar or restaurant, check the acoustically saturated zones (below) before shortlisting a site.

## Rules that shape a shop or restaurant in Málaga

A few municipal ordinances shape most food-service and retail sites in Málaga. What follows summarises their scope only. Rules vary by municipality, depend on the exact activity and change over time. This is not legal advice: confirm with the Ayuntamiento de Málaga or a licensed technician.

- Smoke outlet: the Ayuntamiento's Ordenanza frente a la Contaminación Atmosférica, applied since 1 January 1994. Articles 30 and 31 require bars, cafés and restaurants that prepare food to have compliant extraction ducts and set a chimney as the general rule; filtered systems are allowed only by exception, for example in a listed building or when the owners' association refuses the duct. Article 21 sets the chimney at least 1 metre above any building within 10 metres ([malaga.eu](https://malaga.eu/visorcontenido/NRMDocumentDisplayer/16/DocumentoNormativa16)). See our [smoke outlet guide](https://expansion.casafari.com/en-ES/guides/smoke-outlet/).
- Licences: under the municipal ordinance on declaración responsable, comunicación previa and licencia de apertura (2011), most shops and services open with a declaración responsable. A licencia de apertura is still needed for bars, restaurants and leisure venues listed in Andalusia's catalogue of public establishments, and for activities that need a fire-brigade report ([malaga.eu](https://malaga.eu/visorcontenido/NRMDocumentDisplayer/539/DocumentoNormativa539)). A replacement ordinance was approved initially in May 2026 and is not yet in force. See our [food-service licence guide](https://expansion.casafari.com/en-ES/guides/food-service-licence/).
- Acoustically saturated zones (Zonas Acústicamente Saturadas): the Centro Histórico and El Romeral in Teatinos since January 2020, and a stretch of calle Tomás Echeverría in Huelin since April 2025. While a zone's plan is in force, new first-time hospitality, leisure and entertainment openings are not processed; a change of ownership of an existing licence is allowed if the premises stay as approved ([malaga.eu](https://www.malaga.eu/visorcontenido/ANUDocumentDisplayer/179649/COMUNICADO.pdf)).
- Claro reports what agencies state about a smoke outlet or licence. It does not certify that a property complies with any ordinance, and it does not check whether an address lies in a saturated zone.

## Example briefs for Málaga

Write a brief the way you would to an agent, or upload the one you already have in any language. Claro turns it into criteria you can see and checks every property it holds in Málaga against each one. Our [guide to writing an expansion brief](https://expansion.casafari.com/en-ES/guides/expansion-brief/) covers what to include.

Each result shows exact counts, a verdict per criterion (met, not met or not stated) and the agency's sentence behind it. It also shows footfall and residents around the address, nearby places, and a link to the agency's own listing page.

- Example brief: Burger restaurant in Málaga, Huelin, Teatinos or Ciudad Jardín, street level, 120–200 m², smoke outlet, food-service licence, rent under €5,000 a month, a footfall index of at least 15,000 within a five-minute walk.

## Questions

### How many commercial premises are for rent in Málaga?

On 15 October 2026, Claro counted 689 shops and retail premises for rent in the municipality of Málaga in Casafari's property graph. Separately, it counted 416 offices and 152 warehouses for rent. Across all types, for rent or sale, it held 2,027 premises, each counted once. The Costa del Sol towns are separate municipalities and are not included.

### Can I find a premises with a smoke outlet in Málaga?

Yes. Write 'smoke outlet' (salida de humos) in your brief. On 15 October 2026, 262 retail properties for rent in Málaga stated one; in 410 it was not stated. Claro quotes the agency's sentence as evidence and marks silent properties 'not stated', so you know which agents to ask before visiting.

### Can I open a restaurant in Málaga's Centro Histórico?

The Centro Histórico has been an acoustically saturated zone since January 2020: new first-time hospitality openings are not processed there, while an existing licence can change hands if the premises stay as approved. Claro reports what agencies state, such as a current licence, but does not check planning or acoustic rules. Confirm with the Ayuntamiento before shortlisting; this is not legal advice.

### Where do the footfall figures for a Málaga address come from?

They come from measured location data supplied by a Casafari group company. Each premises shows, where available, the footfall index within a five-minute walk (an index that compares places; not a head count), weekday versus weekend, by time of day, and split between residents, workers and tourists, plus residents within a 10-minute walk and drive.

### Is Claro a property portal?

No. Claro reads Casafari's property graph, built from agencies' listings, and checks each property against your brief; it does not publish listings of its own. Each premises links only to the agency's own listing page, and private sellers are never named. Where portals filter by price and size, Claro reads everything agencies say about the property and gives a verdict per criterion.
